A survey will be completed prior to the sale with the surveyed acres being used to calculate the final sale price on Tracts 3-18. Tracts 3-18 will be offered through the marketing method of "Buyer's Choice," whereas the high bidder can purchase (in any order) any or all of the tracts for their high bid. "Buyer's Choice" will continue until Tracts 3-18 have been purchased. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance to be due on or before November 19, 2013. Full possession will be given at the time of closing. Title Insurance in the full amount of the purchase price will be provided. The 2013 real estate taxes will be prorated to the date of closing. Successful bidder will sign a purchase agreement approved by seller upon conclusion of the bidding, in which successful bidder agrees to take title to real estate subject to all easements, covenants, restrictions, and right of ways of record as set forth in the title commitment, or those apparent upon review of the real estate.
